To apply for one of our vacant properties, all prospective residents over the age of 18 need to fill out a rental application. The application fee is $55.00 per adult, and the application cannot be processed until the fee is received. The payment can be made in only a cashier's check or money order.
Each adult applicant must complete their own application. Please pritn clearly, as illegible applications will not be processed.
Innovative Realty uses the following factors to determine rental eligibility:
Income Verification: The applicant's monthly income must equal a minimum of three times the monthly rent per household. If you are applying alone, you must make three times the monthly rent. If you are applying with someone else, you must combined make three times the monthly rent.
Credit History Check: We understand that in today's economy, not everyone has great credit. Even with bad credit, your application can still be approved, however we may require an additional security deposit.
Residential History Check: We must obtain satisfactory residential history from previous landlords over the past two years. If you have any past evictions, your application is immediately denied.
Employment Verification: Previous and current employers are verified.
Criminal Background Check: Allowances can be made for misdemeanors, but any applicants with a felony on their record are immediately denied.
